Frequently Asked Questions

Q. HOW DO I RESERVE A UNIT?

Reserving a unit is very easy and requires just two things:

  1. Complete a Unit Reservation Form (one for each buyer that will be on the purchase agreement)

  2. A $5,000 bank draft

Units cannot be reserved without a completed reservation form and the bank draft.

Q. IS A MORTGAGE PRE-APPROVAL REQUIRED?

Yes, a mortgage pre-approval is required but don’t stress because I have mortgage partners that can easily provide this at no cost and it won’t affect your credit. A pre-approval is also an excellent way to protect your investment because you want to be certain that you will qualify fore the mortgage at closing!

Q. CAN I BACK OUT OF THE PURCHASE AND GET MY DEPOSIT BACK

All purchases of pre-construction properties in Ontario are protected by a 10 day “rescission period” (this is calendar days and includes weekends and holidays!) This is your time to do your due diligence so that you are 100% confident of your purchase. If you decide for any reason not to move forward with the purchase during the 10 day cooling period, you can cancel the deal with no fee and no penalty and your draft is returned to you (it is only cashed after the rescission preiod is over).

After the rescission period is over, your deal is firm and binding and you cannot back out.

Q. WHAT IS THE DEPOSIT STRUCTURE?

The deposit is $5,000 at signing due via bank draft and $4,500 per month for 6 months due via post-dated cheque for a total down-payment of $32,000. Additional deposits may be due at the time of closing:

Owner-Occupied (i.e. you plan to live in the property)

You can put down as little as 5% on a property that you live in as your principal residence but it must be insured by CHMC, which means you could potentially get a refund of some of the deposit provided at closing. Consult a mortgage broker to discuss your options and what the best fit for you is iin more detail.

Investment (i.e. you plan to rent the property)

To qualify for a mortgage on an investment property, you must put down a minimum 20% down-payment. The $32k deposit you provided to the developer counts towards this. That means on a $399,990 purchase, you would need an additional $47,998 down-payment at closing.

Q. IS PARKING INCLUDED?

Yes, one outdoor parking space is included with every purchase. Additional street parking is available in the surrounding community

Q. ARE THERE CONDO FEES?

Yes, the monthly condo fees are estimated at $198.91/month. which covers the cost of:

  • Maintenance to the common elements (e.g., standard elevator repairs, cleaning)

  • Condo manager or management service provider for the complex

  • Condo corporation’s insurance policies

  • Services, such as garbage or snow removal, landscaping, security etc

  • Reserve Contributions

Costs for utilities (electricity/hydro, gas, water) are not covered and would be billed separately (if you are renting the property, you would ask your tenant to set up an account and pay for these themselves).
