WHY LINCOLN CONDOS
Downtown Calgary is underdoing a revitalization attracting money and people back to the core. There have only been 5 buildings to launch in downtown Calgary in the last 5 years!! It is underbuilt based on urban demands and a younger generation that wants to live in the “heart of it all”.
IBM Client Innovation Centre (CIC) Across the Street
The CIC focuses on sustainability, delivering consulting services and technologies like 5G, artificial intelligence, hybrid cloud and blockchain.
"The expansion of IBM in the downtown core is yet another signal of confidence in Calgary’s growing tech sector. As Calgary's reputation for innovation grows, more companies like IBM are recognizing the value Calgary offers including the ability for their people to have a rewarding career and great life in the West.
This not only represents additional opportunities for job-seekers, it is further evidence of the maturation of technology and innovation in Alberta. Calgary is proving once again, that they are a destination of choice for business!
Calgary’s Iconic Saddledome to be Demolished!
Another incredible announcement for Calgary - an agreement to replace the aging Saddledome with a new Culture & Entertainment District has just been announced. The project is expected to cost $1.22 billion and span over two city blocks!
PROJECT TO INCLUDE:
• a new home for the Calgary Flames
• a community arena
• lots of other infrastructure as part of the Rivers District masterplan
WHY IS THIS NEEDED?
The Saddledome broke ground in 1981 and was built for use in the '88 Olympics, and it is the oldest active NHL arena that has not been significantly renovated. Calgary needs a modern facility to attract "A" class events like venues like other major cities do.
Calgary Converts 5 More Office Towers to Residential
Calgary has just approved the conversion of five new downtown office towers into residential housing as part of the Downtown Development Incentive Programs. This program encourages the conversion of underused office space into residential units and incentivizes the demolition of end-of-life office buildings. It aims to remove six million square feet of office space from the downtown area by 2031, create a more diverse and vibrant downtown, and address commercial oversupply. They support the repurposing of office space and the removal of unsuitable buildings to create a dynamic and resilient downtown.
Now I know you're going to say - isn't this going to flood the market with residential units? No, in fact, this is a very good thing from my perspective - this represents just 530 units and the benefits it will bring will far outweigh the extra supply: removing 500,000sf from the struggling commercial office sector, bringing over 500 new people to live downtown, more amenities, improvement to public spaces, more vibrant and active streetscapes, which will attract more businesses, and improve nightlife and entertainment which will attract more people which will then continue the cycle.
