Ontario Landlords - Don’t Forget Your 2023 Rent Increases!
Landlords, don’t forget that you must give at least 90 days notice before a rent increase. This means if you want the rent increase to take effect as of January 1, 2023 you need to give the notice by the end of September!
Calgary Rent Prices Up 5.8% In August, 28.3% YoY
Calgary rents just shot up 5.8% in one month for 1 bedrooms and sit 28.3% higher than this time last year. Higher interest rates are keeping people renting who would have bought and increasing immigration is straining the tight rental market. The result > higher rental prices with no end in sight.

1 Bedroom Median Rent Prices Across Canada
According to data from Zumper, 3 of the most expensive cities in Canada to rent a 1 bedroom were in BC (Vancouver, Burnaby and Victoria). Toronto was just behind Vancouver with a median 1 bedroom renting for $2,100 (up 5% MoM and 22.8% YoY). 2 Bedrooms are renting for $2,700 (up 2.7% MoM and 22.7% YoY).
Impact of Interest Rates Increasing 100 Basis Points (1%)
The Bank of Canada just announced that they will be raising interest rates by 1%. This increase was higher than the expected 0.75% increase because inflation has been running at almost 8%, well above the bank’s target of 2%.
Alberta Has Added 200,000 Jobs Since 2021
Doug Schweitzer, Alberta Job Minister, recently said that 200,000 more jobs were added in Alberta since January 2021. The unemployment rate in Alberta has dropped to 4.9%, the lowest it’s been since 2015.
